Before You Sign That Contract… Stop and Sanity-Check These 7 Things
You’ve found the one. The house feels right, the offer’s been accepted, and the contract is sitting there ready to go. But before you dive in and sign, take a minute to slow down and double-check these key details - it can save you a whole lot of stress later on.
The Inclusions
What’s actually staying with the property - and what’s not? Make sure you know whether things like blinds, light fittings, the dishwasher, or the shed are included.
Any Special Conditions
These can vary from property to property. Check for anything specific the seller has added that could affect you after settlement.
The Title Reference and Property Details
Cross-check that the property’s legal description, boundaries, and title reference all match what you’ve agreed to buy.
Finance Clause and Approval Date
Confirm the date your finance needs to be approved by - and make sure your lender and broker are on track.
Settlement Date
Know your move-in timeline and make sure it aligns with your plans (and your lease if you’re renting).
Cooling-Off Period
Understand your right to change your mind - or if that period has been waived in your contract.
Names and Contact Details
Double-check that your name, address, and all contact details are correct. It’s a small thing, but it matters.
It’s easy to get swept up in the excitement of buying a home, but a quick review before exchange can make all the difference.
Not sure where to start? That’s what I’m here for - to make the process clear, calm, and confident from the first step to settlement.
